Information for Sellers

What You Need to Sell Your Home

So that real estate agents and prospective buyers have accurate information about your property, you should provide your Sales Representative (or Broker) with the documentation and items listed below, where applicable.

Survey (freehold only)

A survey shows the legal dimensions of the property, any easements or restrictions, and any fences and buildings on the property. Most buyers will request a copy of a property survey. If you don't have a copy of a survey of your property, check with your lawyer, the lender who provided your mortgage, or even possibly a neighbour. If you don't have a survey, buyers may choose to have one completed at their own expense, or they may require that you have one completed as a condition of the offer.

Tax Bill

Your Sales Representative (or Broker) will need a copy of your most recent property tax bill to provide real estate agents and prospective buyers with the most up-to-date information about taxes. Your tax bill will contain your roll number, legal description and your assessment.

Utility Summary (not applicable to condominiums)

Before purchasing a home, a buyer will usually want to have an idea of the costs of running it. Although actual utility costs will vary depending on the occupant, this can still be useful information to a buyer as a guide. Provide your Sales Representative (or Broker) with your average utility costs, or else copies of your heat, hydro, and water bills for the previous few months.

Keys to Property

Your Sales Representative (or Broker) will require a set of keys for your property. These will be kept by Century 21 United Realty Inc. Brokerage* in a security cabinet or in a secure "lock box" on your door. This will ensure that keys are readily available for agents to show your property (e.g., when you are at work), freeing you to go about your normal routine with as little disruption as possible.

Condominium (if applicable)

Prospective buyers for your condominium will require the most recent financial statements and budget information, to ensure that the balance in the reserve fund is included in the report. Provide your Sales Representative (or Broker) with the phone number for your condominium corporation.

Income Property (if applicable)

Provide your Sales Representative (or Broker) with a list of your tenants' names and phone numbers, as well as copies of any leases. You should also provide information about total monthly rental income as well as building expenses. Prospective buyers will want to see this information.
