Century 21 United Realty puts a comprehensive marketing plan into place to help market your home to prospective buyers.

Market Analysis ü I will prepare a complete Market Analysis of properties that are for sale and have recently sold in your market area, to provide you with an accurate overview of market conditions which will assist in making an intelligent informed decision concerning the value of your property. ü I will help you determine the right asking price based on current Market conditions - Purchaser demand - Competition - Financing etc., so as to affect the quickest possible sale in the least amount of time at the best current market value. ü I will prepare an accurate Multiple Listing Agreement in accordance with the Real Estate Board By-Laws, that will assist the over 400 Licensed Real Estate Sales people of the Multiple Listing System (MLS) in the marketing of your property. ü I agree to furnish the pertinent information of your listing to any other Realtor who is licensed and governed by the Minister of Consumer & Commercial Relations for the province of Ontario providing they undertake to work under the directions of the Real Estate and Business Broker Act of Ontario. ü ERRORS AND OMISSIONS INSURANCE will be maintained as proof of my long-term commitment to the community and underlies my policy of service, integrity and professionalism to the community. ü I will off recommendations concerning preparations in consultation with you, the Vendor, to maximize the market appeal of your property and to ensure the best possible sale price. ü Century 21 United Realty Inc. will post a For Sale Sign on your property which will be your "24-hour a day Salesperson" advising the public, their friends, relatives, etc…..of the availability of your property for sale. ü I will obtain a key to be either installed in a lockbox or maintained in a security cabinet but readily available for showings so that you, the Vendor, are free to go about your normal routine with as little disruption as possible. ü I will record and verify on your behalf the pertinent facts regarding your mortgages re: - Portability - Discharge costs and how they will be calculated - Potential for assumption by Purchaser - Current amounts and status ü Advertising can be an important factor in the marketing of your home. We will detail advertising plans whether it be through: a) the use of local, regional or city papers b) just listed material distributed throughout your neighbourhood c) listing information, distributed (in addition to the actual listing) throughout the real estate industry to ensure maximum exposure d) feature sheets prepared and distributed to the qualified people who are being shown your property so that we may highlight the features of the home to maximize the benefits of the property. ü Open Houses for fellow Realtors of your home prior to showing the property to prospective buyers ü Prepare and hold "PUBLIC OPEN HOUSES" to attract the potential Purchasers who prefer to drive in the area in which they are interested and will respond to an open house being held. (OPTIONAL) ü Pre-qualify, all prospective Purchasers where possible so as to ensure minimum disruption with maximum results. ü Monitor and follow-up on all showings to determine the attitudes and market appeal to the potential Purchasers of your property which will assist in maintaining a competitive market position during the sale of your property. ü Communication is imperative in the marketing of your home. Updates either verbally or written, showing the activities of the past weeks, and planning the marketing to be done in the coming week until the property is sold. ü Notify the Vendor of any registered offers on his property, in accordance with the Real Estate and Business Brokers Act. ü Preparing for, presenting and explaining all offers is an intricate part of my commitment to you. I will verify the terms of any offers and with a goal of arriving at terms acceptable to the Vendor and serving the needs and requirements of the Purchaser. ü Update market conditions so as to assist the Vendor in his decision in dealing with the terms of the offer and subsequently arriving at terms acceptable to the Purchaser and serving the needs and requirements of the Vendor. ü Financing is an intricate part of a Real Estate Transaction and from time to time assistance will be required with bridge financing and mortgage arrangements. These are also part of our responsibility and even if these duties are performed for the Purchaser they are done to secure the orderly sale of your property. ü Delivering documents and other papers are another of our services to you, the Vendor. We undertake to be available to you for the purpose of giving and receiving any notices in accordance with the terms of the offers. We also undertake to notify your lawyer and deliver to him all information available to us to ensure the orderly sale of your property. ü I promise to stay informed of all circumstances concerning your property up to and including the closing date, and further promise to advise you of any changes concerning our property in the interim time. ü Internet your property will be exposed on the internet immediately.
